What Is Ejari Dubai?

EJARI is an Arabic word which means “My Rent”. In Dubai it represents a legislative initiative issued by the Real Estate regulatory Authority (RERA). According to this law, all landlords, property management companies and land lord representatives must obtain EJARI certification in order to become authorized landlords to rent or lease their assets. The Ejari system regulates the rental market of the real estate sector and has been designed under the section of law number 26 of 2007 to regulate the relationship between landlords and tenants. All individuals and real estate companies working as landlords have to register tenancy agreements using EJARI.

RERA announced that effective 14 March 2010, all rental / lease contracts for Dubai properties must be registered through its new EJARI online portal. The EJARI electronic registration web service is designed to meet the requirements of the law and to establish a robust regulatory system for the rental market and protect the rights of everyone involved.  Ejari has been designed to ensure that rental agreements are fair and transparent to the parties involved and that their terms and conditions are given full weight.

How does it works?

Registering through Ejari is a simple process requiring little technical expertise and requiring only basic details of agreements such as the details of the property, the name of the rental company, and the terms of the agreement. Once the agreement is entered into the system and registered, it is allocated a unique barcode which acts as its reference throughout the life of the contract. RERA will keep its own record of the agreement and update changes to the register as these occur.

How to Cancel Ejari?

Customers have the option of canceling their previous contract online or by visiting an Ejari office in Dubai and making the request in person. Cancellations made online are typically handled within 24 to 48 hours. It will be allowed to complete the registration of the new tenancy contract after the former contract has been canceled. How to Renew Ejari Online?

The online method for renewing Ejari is the same as the process for registering Ejari online. The primary difference is the switch in service, where instead of registering, you will select “Ejari Renewal” from the services tab.

Documents Required

  • Original tenancy contract.
  • Original Emirates ID card.
  • A copy of the owner’s passport or an Emirates ID.
  • A copy of the deed certificate
  • If the renter is a company, a copy of the business trade license is required.
  • If the renter is a person, a copy of their passport is required.
  • It must be brought in the case of a contract signed by power of attorney. If it comes from anywhere outside than the UAE, it must be verified by the UAE Foreign Ministry. 

How to Register Ejari Online?

To use the Ejari online registration system, create an account on the official Ejari website. Ejari accounts may only be opened by the persons listed below on the official website:

  • The landlords or their representatives.
  • Services provided by Property management companies.
  • Brokers in real estate transactions.

Tenants cannot register for an Ejari Dubai account on the official website, however they may register for Ejari online using the Dubai REST app. Tenants can also consult with their real estate agent(s), who may already have an Ejari Dubai account, to get the process completed on their behalf.

  • Passport of the landlord
  • Emirates ID of the tenant
  • Title deed of the rented property
  • Original unified tenancy contract

The process for landlords who want to register the Ejari tenancy contract on the Ejari website is fairly simple. They only need to perform the following:

  • Visit the official Ejari website
  • Create an Ejari account
  • upload the documents required for Ejari
  • Pay the Ejari fees
  • Submit application

After you complete your Ejari Dubai application, you will get your registered Ejari tenancy contract through mail within 24 to 48 hours (working days).

What is an Ejari Number?

A unique Ejari ID number is included in the official Ejari contract. This number is required to open a DEWA account, which you can now do simply online. Keep in mind that if you want to extend your contract for the same location next year, you’ll need to complete a new Ejari registration.

Is Ejari mandatory?

What is the procedure for registering Ejari online?
The official Dubai Land Department app, Dubai REST, is available for Android in the Google Play Store and iOS in the iTunes Store. One of the major advantages it offers is the Ejari online Dubai service. You’ll need your Emirates ID to sign up for the service, and the app will walk you through the document upload procedure. You will be requested to pay an Ejari fee of around AED 175 (roughly). The service is new, so the owner will have to authorize the request through the app as well. As a result, you’ll require a tech-savvy owner. It is reported that approval can take up to two days. If anyone attempts to utilize the app and are unable to complete the procedure for any reason, be sure to cancel the process in the app before attempting it again. This will save you time, as the staff otherwise would have to do it for you.
How to make Ejari personally by the office?
Ejari is now being prosecuted by five government offices in Dubai. There is no need to make an appointment; simply come up with the proper documentation and you will be issued a ticket. Depending on the time of day, waiting times range from 5 minutes to 45 minutes. It will take roughly 10 minutes to finish the procedure after your ticket has been viewed.
