Ejari Dubai

What is Ejari Dubai?

EJARI is an Arabic word which means “My Rent”. In Dubai it represents a legislative initiative issued by the Real Estate regulatory Authority (RERA). According to this law, all landlords, property management companies and land lord representatives must obtain EJARI certification in order to become authorized landlords to rent or lease their assets. The Ejari system regulates the rental market of the real estate sector and has been designed under the section of law number 26 of 2007 to regulate the relationship between landlords and tenants. All individuals and real estate companies working as landlords have to register tenancy agreements using EJARI.

RERA announced that effective 14 March 2010, all rental / lease contracts for Dubai properties must be registered through its new EJARI online portal. The EJARI electronic registration web service is designed to meet the requirements of the law and to establish a robust regulatory system for the rental market and protect the rights of everyone involved.  Ejari has been designed to ensure that rental agreements are fair and transparent to the parties involved and that their terms and conditions are given full weight.

How does it works?

Registering through Ejari is a simple process requiring little technical expertise and requiring only basic details of agreements such as the details of the property, the name of the rental company, and the terms of the agreement. Once the agreement is entered into the system and registered, it is allocated a unique barcode which acts as its reference throughout the life of the contract. RERA will keep its own record of the agreement and update changes to the register as these occur.

Why Ejari?

Execution of Ejari registration enables the authorities to construct a full and accurate picture of Dubai’s rental market which plays a vital role in planning for the future of Dubai’s Real Estate sector and its ability to influence factors such as supply and coherently the level of prices in the market.

Benefits of Ejari

With Ejari, both ends of a rental contract are uniformly served, providing protection to landlords, management companies, and tenants, while agreeing with the terms of each rental contract. The solution also serves to establish clear payment terms to protect the interests of all the parties when advance rental payments are made.

Once the registration process is complete, a rent receipt can be produced through the system. One of the main benefits ensured by Ejari are the uniformity and standardization of rental contracts, the ease of use, and the time saved on producing documents and receipts that are required for tenancy agreements.

Ejari serves to build and maintain a trusted and regulatory community environment for the real estate industry in Dubai so as to benefit both the landlords and tenants through complete transparency.
