How Can I Locate the Service Charge for a Property in Dubai?

Dubai Properties Service Charges

Online Service Enables Homeowners to Plan Their Budget for Expenses More Effectively

If you are considering buying property in Dubai, it is essential to factor in the service charges associated with maintaining and managing the property. The Dubai Land Department (DLD) offers prospective homeowners access to a Service Charge Index, accessible through the DLD website or their app, ‘Dubai REST.’ Here is a guide on how to utilize this resource.

Understanding Service Charges

Service charges are recurring fees paid to cover the upkeep and maintenance of common areas in residential buildings or communities across Dubai. These fees can vary depending on the property, and the scope of services outlined in the service contract, and generally include expenses for security staff, cleaning and maintenance services, landscaping, and other aspects of property management.

According to the DLD, service charges, or homeowners’ fees, are integral considerations for property investors. The Service Charge Index allows individuals to inquire about approved service charges for specific properties and make payments through the ‘Mollak’ service.

This service enables property owners to submit service charge payments to bank accounts sanctioned by the Real Estate Regulatory Agency. Owners can then provide payment receipts to the property management company. The service is administered by the DLD, emphasizing transparency and minimizing potential disputes between property owners, developers, or management companies.
