For decades, the property showroom has been the most reliably uninspired stop on a buyer’s journey: a marble-floored box in a business district, scale models under glass, a salesperson with a clipboard. The developer has unveiled the emirate’s first floating sales gallery, anchored on the waters of Al Reem Island, directly adjacent to the construction site of Riviera Residences. It is not a gimmick. Conceived as a tribute to the Mediterranean Riviera, the gallery’s interiors weave together Mediterranean restraint with Emirati warmth: soft stone palettes, layered textiles, refracted daylight bouncing off the water and back into the room. Visitors do not walk into a showroom. They step onto a yacht-scale interior that previews, in atmosphere if not yet in detail, what life inside Riviera Residences will eventually feel like.
The launch was attended by leadership from Abu Dhabi Global Market (ADGM), alongside senior MERED executives and project partners. The turnout was a small but unmistakable signal of how seriously the capital is taking the next phase of its waterfront property story.

Foreign direct investment into Abu Dhabi’s real estate sector during the first quarter of 2026 matched the total recorded across all of 2025, with capital arriving from a more international pool of investors than at any previous point in the emirate’s history.
Herzog & de Meuron Bring Pearl-Diving Heritage to a Vertical Neighbourhood.
If the gallery sets the mood, the development itself sets a new benchmark. Riviera Residences is designed by Herzog & de Meuron, the Pritzker Prize-winning Swiss practice behind the Tate Modern in London, Beijing’s Bird’s Nest stadium and Hamburg’s Elbphilharmonie. The studio’s first Abu Dhabi residential commission is, by any measure, an event.
Their architectural language for Riviera Residences pays homage to the emirate’s pearl-diving heritage. Façades shimmer with a mother-of-pearl finish, catching and refracting the changing light off the bay so that the buildings appear to breathe with the water. The studio describes it as a “vertical neighbourhood”: floating slabs and stacked rooms, some fully glazed, others articulated through signature bay windows, each apartment a distinct character within a cohesive whole.
Anchoring the towers is a stepped, terraced podium, Herzog & de Meuron’s answer to the lifeless multi-storey parking decks that mar so much regional development. Here, parking, courtyard villas, gardens, retail and amenity spaces are folded into a single sculpted landscape, with dense indigenous planting and water features generating a cooler microclimate at street level.
Landscape design comes from Michel Desvigne Paysagiste, with engineering led by DAR Al-Handasah and enabling works by NSCC International. Over 60 per cent of enabling works (guide walls, shoring, contiguous piling, ground improvement and deep foundations) is already complete, with handover scheduled for Q1 2029.
